Sosúa and Cabarete are where many North Coast buyers start as renters and become owners. Here's the real picture for both sides: what property sells for, how renting before buying works, how long-term and holiday rentals run, and how owners let their own homes.
For buyers new to the coast, renting for a season or a year is a good way to learn which town, area and configuration suit them, and the experience becomes the brief for the purchase.
Buyers who already know the coast often buy directly.
Blue Sail Realty's separate rental department handles rental enquiries, and its sales team takes over when you are ready to buy.
On completed North Coast transactions, condos from $120,000, oceanfront condos from $150,000, non-oceanfront villas from $200,000 to $600,000 and oceanfront villas from $550,000.
55% of tracked 2025 closings fell between $220,000 and $399,000, mostly three-bedroom pool villas (Dominican Today).
Cabarete's beachfront commands the corridor's highest prices; Sosúa's garden condos offer the most accessible entry.
Under Law 85-25, the 2025 rental law: written leases, a deposit of no more than two months' rent lodged at Banco Agrícola or Banreservas, registration of the lease, and eviction only by court order.
Six- and twelve-month furnished leases are common; tenants usually pay electricity and internet.
The law gives both landlords and tenants a clear framework.
Short stays are booked through the season, with Cabarete's winter dry season and summer kite-and-surf season and Sosúa's walkable bay drawing steady guests.
Walk-to-beach condos and villas with pools are the most-booked configurations.
Building and community rules govern short-term letting.

Cabarete's two seasons lengthen the letting year.

They are about five minutes apart.
Many renters try one and buy in the other.

National arrivals in the first half of 2026 were 59.5% above 2019, supporting rental demand.
Second-home mortgages grew 29.5% in 2025.
Non-resident rental income is withheld at 27% of gross; residents file on the progressive scale.
A home-country adviser confirms the combined position.
Management statements make the accounting straightforward.
4% of the price — a 3% transfer tax plus a 1% legal fee that Blue Sail Realty covers at closing.
Annual property tax applies at 1% only above about US$182,000 in appraised value; many condos owe nothing.
Foreign buyers hold full freehold title on the same terms as Dominicans.
The rental department handles rental enquiries; the sales team represents buyers; and the in-house property management team looks after owners' homes and lettings.
A renter who decides to buy moves straight to the sales team, with everything learned during the rental informing the search.
