Cabarete is one of the world's great kitesurfing towns and one of the Dominican Republic's most international communities: a beach town built around its bay, with surf at Encuentro, a national park behind it and a year-round mix of families, remote workers and sports travellers. It is also where Blue Sail Realty is based. Here's the real picture: the town's areas, what property sells for, how it lets, and how to buy.

Quick Answers

Why buy in Cabarete?

Because it is an international beach town with a year-round community, a world-class sports scene, Puerto Plata's airport 25 minutes away, and a letting market with two seasons instead of one.

Restaurants and bars sit on the sand along Cabarete Bay; Kite Beach and Playa Encuentro draw kitesurfers and surfers from around the world; and El Choco National Park, with its caves and lagoons, begins right behind town.

Cabarete is generally the more family-oriented of the corridor's two beach towns, with Sosúa's calm swimming bay and nightlife five minutes west.

What are Cabarete's main areas?

Cabarete Bay at the heart of town; Kite Beach to the west; Playa Encuentro, the surf beach further west; La Boca and the coast east of town; and the hills above, with ocean-view villas.

Bay-front and beach-adjacent condos put restaurants and the water on foot. Kite Beach suits owners who live for the wind. Encuentro suits surfers. La Boca offers secluded beachfront villas. The hills offer views, space and breeze for less than the front row.

Each area attracts a different buyer and a different guest.

What does property sell for?

On completed transactions: non-oceanfront condos from $120,000, oceanfront condos from $150,000 to $2 million, non-oceanfront villas from $200,000 to $600,000, oceanfront villas from $550,000 to $7 million, and hillside lots at $60 to $100 per square metre.

Cabarete's beachfront commands the corridor's highest prices, while condos a short walk from the bay and villas in the hills offer strong value.

Building a 250 m² mid-range villa on a hillside lot costs about $275,000 to $400,000. Comparable closings in the specific area are the reference for any offer.

Is the market growing?

Yes. Cabarete sits in the Costambar–Cabarete corridor, where tracked foreign-buyer closings rose 9% year on year in Q1 2026 and 12% in Q2, according to Blue Sail Realty data cited by Dominican Today.

The corridor carried 68% to 72% of approximately 2,050 tracked foreign-buyer closings in Puerto Plata province in 2025, and 55% of them fell between $220,000 and $399,000.

Nationally, foreign direct investment in real estate reached US$915.2 million in 2025, up 14.6% (Banco Central / ONE).

How does Cabarete let?

Strongly, with two seasons: the winter dry season from December to April, and a summer season from June to August, when the trade wind brings kite and surf travellers.

That second season is something the resort zones in the south and east do not have, and it lengthens Cabarete's letting year.

Net yields on the North Coast have been independently corroborated at 6.5% to 8.1%, and Blue Sail Realty's in-house management team handles the rental side in full.

What is the trade wind?

A steady easterly wind that builds on Cabarete Bay most afternoons, strongest from December to March and again from June to August.

It is what makes Cabarete a world-class kitesurfing destination, and ashore it cools terraces and reduces the need for air-conditioning during the day.

It also carries salt air inland, which is why coastal specification — corrosion-resistant fixings, hurricane-rated glazing — matters on Cabarete property.

Who buys in Cabarete?

Families relocating, remote workers, kitesurfers and surfers, snowbirds, retirees and investors letting to all of them.

Remote workers value Cabarete's fibre and Starlink options, its coworking and its community.

Investors value the two letting seasons and the depth of demand along the corridor.

How far is everything?

Puerto Plata International Airport is about 25 minutes away, Sosúa about 5, Puerto Plata city about 30, and Santiago about an hour and a half.

Centro Médico Cabarete is in town, Sosúa's clinics are 15 minutes away, and Puerto Plata's hospitals about 45 minutes.

The International School of Sosúa, with an international curriculum from preschool to grade 12, is a short drive away.

What does buying cost?

4% of the price — a 3% transfer tax plus a 1% legal fee that Blue Sail Realty covers at closing — or about 1% on a CONFOTUR unit.

Annual property tax applies at 1% only above roughly US$182,000 in appraised value, so many Cabarete condos owe nothing.

Foreign buyers hold full freehold title on the same terms as Dominicans, and purchases can be completed remotely by apostilled power of attorney.

Why buy Cabarete with Blue Sail Realty?

Because Cabarete is Blue Sail Realty's home: the firm is headquartered at 113 Main Street, Cabarete, has worked the town since 2006, and its tracked closing data is what Dominican Today cited for the North Coast's 2025–26 figures.

Every property is pre-screened on title, governance, fees and location before it reaches a buyer; the buyer's own attorney verifies the purchase; and Blue Sail Realty covers the legal fee at closing, recommending one of the top three firms it works with.

James Oosterman, Broker/CEO, holds the CIPS designation, the internationally recognised credential for international real estate that few Dominican agents hold.

Questions worth asking about a Cabarete property:

  • "Which part of Cabarete fits how I'll live — the bay, Kite Beach, Encuentro, La Boca or the hills?"
  • "What did comparable property here actually sell for?"
  • "Does it let in both the winter and the kite summer?"
  • "What coastal specification were the glazing and fixings built to?"
  • "Does it sit below the IPI threshold?"
