Buyers looking for affordable Caribbean property usually find their budget goes furthest in the Dominican Republic: lower entry prices, no licence fee, low buying costs and a deep market. Here's the real picture on sold prices: what an affordable budget buys, what it costs to own, and the checks that matter most at entry level.

Quick Answers

Is the Dominican Republic affordable compared with the rest of the Caribbean?

For most buyers, yes: on completed North Coast transactions, condos start from about $120,000 and oceanfront condos from $150,000, and foreigners pay no licence fee or surcharge.

Many Caribbean islands require foreign buyers to obtain a government landholding licence; the Dominican Republic does not.

Buying costs total 4% of the price, or about 1% under CONFOTUR.

What does an affordable budget buy?

About $120,000 buys a garden or non-oceanfront condo; $150,000 an oceanfront condo; around $200,000 an entry villa or townhouse; and $250,000 a villa in a gated community.

Those are completed North Coast transaction prices, not asking prices.

Sosúa, Costambar and Puerto Plata offer the corridor's most accessible entry.

Is oceanfront possible on a modest budget?

Yes. Oceanfront condos on the North Coast start from $150,000, and the public 60-metre coastal zone keeps an oceanfront view open.

A condo is the most affordable way onto the water.

Oceanfront condos also let most consistently.

What are the buying costs?

4% of the price — a 3% transfer tax plus a 1% legal fee that Blue Sail Realty covers at closing — or about 1% under CONFOTUR.

On a $150,000 condo, the transfer tax is $4,500.

Foreign buyers hold freehold title on the same terms as Dominicans.

Is there an annual property tax?

Only above RD$10,695,494 in appraised value for 2026, about US$182,000, assessed on combined holdings — so most affordable property owes nothing.

Under CONFOTUR, the tax is waived for the remaining exemption term.

A $150,000 condo owes no annual property tax.

Can affordable property earn rental income?

Yes. Walk-to-beach condos in Sosúa and Cabarete are among the North Coast's most-booked short stays, and North Coast net yields have been independently corroborated at 6.5% to 8.1%.

Cabarete adds a summer kite-and-surf season.

Check the building's letting rules first.

What does owning cost over time?

Under the ten-year cost model, a $150,000 oceanfront condo costs about $64,000 to own over ten years all-in, with no annual property tax.

Building fees, insurance at around 0.8% a year and maintenance make up most of it.

Rental income can offset much of the cost.

What checks matter most at entry level?

The building's governance — fee history, reserve and minutes — because a low price is only good value in a well-run building; plus title with completed deslinde and an individually titled unit.

Blue Sail Realty does not list in buildings with poorly managed fees.

Funds only ever go to the account named in the signed contract.

Is the market growing?

Yes. Foreign direct investment in Dominican real estate reached US$915.2 million in 2025, up 14.6% (Banco Central / ONE), and North Coast tracked closings rose 9% in Q1 2026 and 12% in Q2 (Dominican Today).

Second-home mortgages grew 29.5% in 2025.

Entry-level property draws snowbirds, remote workers and first-time investors.

Questions worth asking at an affordable budget:

  • "What did comparable units actually sell for?"
  • "What is the building's reserve, and has the fee risen sharply?"
  • "Is the unit individually titled?"
  • "Does the property sit below the annual tax threshold?"
  • "Will it let, and what will that offset?"
