Behind the North Coast's beaches, the land rises into green hills with long views over the Atlantic. Ocean-view homes there give buyers the sea, the breeze and space at well below beachfront prices. Here's the real picture: where they are, what they cost, the checks hillside property needs, and how to buy.

Quick Answers

Where are the ocean-view homes?

In the hills above Cabarete and Sosúa, along the higher ground between the two towns, and in the hills behind Puerto Plata and Costambar.

Above Cabarete, El Choco National Park keeps the hills green behind town.

Many hillside homes sit in small gated developments; others stand on their own lots.

What does an ocean-view home cost?

Less than beachfront: hillside ocean-view lots on the Sosúa–Cabarete corridor sell at $60 to $100 per square metre, and non-oceanfront villas sell from $200,000 to $600,000 on completed transactions.

Oceanfront villas, by comparison, sell from $550,000.

Building a 250 m² mid-range villa on a hillside lot costs about $275,000 to $400,000.

What are the advantages of the hills?

Views, breeze, space and privacy: elevation catches the trade wind, keeps homes cooler and puts the whole coast in view.

Hillside homes sit further from salt spray than the front row, which eases maintenance.

Larger lots allow gardens, pools and room to extend.

What are the trade-offs?

A drive to the beach and town, and access roads that need to be passable year-round.

Most hillside owners keep a car; Cabarete and Sosúa are usually a few minutes away.

Steep sites cost more to build on.

What checks does hillside property need?

A registered Certificado de Título with completed deslinde, a registered right of way with a road usable in the wet season, water supply, drainage and slope stability, and power or backup power.

Steep lots need structural and drainage design from the start.

Your attorney and an inspector check them before contract.

Do ocean-view homes let well?

Yes, to families and groups who want a private pool, space and a view, with Cabarete's two letting seasons adding demand.

North Coast net yields have been independently corroborated at 6.5% to 8.1%.

Guests value the view and breeze; a car is usually part of their stay.

Is the market growing?

Yes. The corridor carries 68% to 72% of tracked North Coast foreign-buyer closings, which rose 9% in Q1 2026 and 12% in Q2 (Dominican Today).

55% of 2025 closings fell between $220,000 and $399,000, a band where many hillside pool villas sit.

Nationally, foreign real estate investment reached US$915.2 million in 2025, up 14.6%.

Can I build my own view home?

Yes — many owners buy a hillside lot and build, choosing the orientation of every room toward the sea.

Construction needs MOPC and municipal permits and design to the seismic regulation R-001.

Construction runs from about $580 to over $3,000 per square metre.

What does buying cost?

4% of the price — a 3% transfer tax plus a 1% legal fee that Blue Sail Realty covers at closing.

Annual property tax applies at 1% only above about US$182,000 in appraised value.

Insurance runs at around 0.8% a year.
