East of the busy corridor, the North Coast turns dramatic: cliffs dropping into the Atlantic, freshwater cenotes, quiet coves and some of the country's most celebrated beaches next door at Playa Grande. Cabrera is where buyers come for space, views and privacy — and where major luxury investment is now arriving. Here's the real picture: what Cabrera offers, what is being built around it, what property looks like, and who it suits.
On the North Coast in María Trinidad Sánchez province, between the Bahía Escocesa and Río San Juan, east of the Puerto Plata–Cabarete corridor.
Río San Juan and Playa Grande are about 20–25 minutes west, Las Terrenas on the Samaná peninsula about an hour east, and El Catey International Airport roughly an hour and ten minutes away.
From Cabarete the drive along the coast road takes about an hour and a quarter.
Its landscape: cliff-top land with Atlantic views, small sheltered coves, freshwater cenotes and a low-density, unhurried coast — a contrast with the busier corridor to the west.
Topography allows views and privacy that flat beach land cannot, which is why Cabrera attracts high-end villa buyers.
Buyers who choose Cabrera are usually choosing space and nature over walkable town life.
A recreational park with two freshwater lakes connected by underground tunnels, near Playa Diamante, known for cave diving and a zipline that drops visitors about 10 metres into the water.
Nearby Laguna Azul, the Blue Lake, is another small cenote of crystal-clear water.
Laguna Dudú also has a Taíno cave and is one of the North Coast's best-known natural attractions.
Small, calm coves and beaches along Cabrera's coast — including Playa Diamante, shallow and ideal for snorkelling and kayaking, Playa Arroyo Salado (La Boca) and Playa El Bretón inside the Cabo Francés Viejo National Monument — with Playa Grande and Playa Preciosa about 20–25 minutes west.
Playa Grande is one of the most celebrated beaches in the Caribbean, beside an 18-hole Robert Trent Jones Sr. golf course.
The coast's protected areas keep much of it natural.
Major luxury tourism. More than US$1 billion of investment in ultra-luxury tourism projects tied to international brands has been announced at Playa Grande in Río San Juan, alongside an announced international airport at Playa Grande, according to El Día.
In Cabrera itself, a US$16 million tourist-apartment project was presented in 2026, with interest reported from local investors, the Dominican diaspora, foreign buyers linked to luxury tourism and families wanting ocean-view second homes.
Nationally, foreign direct investment in Dominican real estate reached US$915.2 million in 2025, up 14.6% (Banco Central / ONE).
Ocean-view and cliff-top villas, larger lots and land for custom homes, smaller apartment projects, and estates at the upper end of the North Coast market.
Land is a larger share of the opportunity here than in the corridor, which brings building and permitting into many buyers' plans.
Comparable sales in the specific area are the reference for price.
A registered Certificado de Título with completed deslinde, a registered right of way for access, a water source and power plan, and the environmental position — especially near the coast, cliffs and protected areas.
Land behind beaches sits behind the 60-metre public maritime zone, and Cabo Francés Viejo is a protected national monument.
Registered title also protects an absentee owner: under Law 108-05, registered land cannot be acquired by occupation.
Yes, to guests seeking privacy, views and nature — couples, families and high-end travellers drawn by Playa Grande and the cenotes — with letting expected to strengthen as the luxury projects nearby open.
Villas with pools and sea views are the configuration guests book.
Blue Sail Realty's in-house management team handles the rental side in full, including for owners abroad.
Cabrera is quiet, dramatic and spacious, with cliffs and cenotes; Cabarete is an active, international beach town with kite and surf, restaurants on the sand and Puerto Plata's airport 25 minutes away.
Cabrera suits buyers who want land, privacy and views; Cabarete suits those who want community and walkability.
Many owners in Cabrera use Cabarete and Puerto Plata for services and social life.
Because Blue Sail Realty specialises in the North Coast from Costambar to Cabrera, has worked the coast since 2006, and runs every Cabrera purchase on the same standard as the corridor.
Every property is pre-screened on title and location; the buyer's own independent attorney handles title, access, water and environmental checks; and Blue Sail Realty covers the legal fee at closing, recommending one of the top three firms it works with.
