Sosúa has more property for sale than any other city in the country, and sits at the centre of the North Coast's busiest buying corridor. Here's the real picture from the data: how much is listed, what it sells for, what buyers choose, how it lets and how the market is moving.

Quick Answers

How big is the Sosúa market?

Large and growing. Sosúa sits at the centre of the Costambar–Cabarete corridor, where 68% to 72% of approximately 2,050 tracked foreign-buyer closings in Puerto Plata province took place in 2025, according to Blue Sail Realty data cited by Dominican Today.

Those closings rose 9% year on year in the first quarter of 2026 and 12% in the second. Nationally, foreign direct investment in Dominican real estate reached US$915.2 million in 2025, up 14.6% (Banco Central / ONE).

For a buyer, that activity means real choice across condos, villas, gated communities and land — and for a seller, an active market of buyers completing purchases.

Why is Sosúa so active?

Because it combines a long-established international community, a calm swimming bay, a walkable town with restaurants and nightlife, Puerto Plata's airport about 20 minutes away, and prices accessible across condos and villas.

Sosúa's international history goes back to the 1940 settlement of European refugees, and its foreign community has grown ever since, which is why services, English and an established expat life are part of the town.

Cabarete, five minutes east, extends the same market with its beach-town feel, kite and surf, giving buyers two distinct towns within one short drive.

Where are buyers buying?

In the Costambar–Cabarete corridor, where 68% to 72% of approximately 2,050 tracked foreign-buyer closings in Puerto Plata province occurred in 2025, according to Blue Sail Realty data cited by Dominican Today.

Sosúa sits at the centre of that corridor, between Puerto Plata and Costambar to the west and Cabarete to the east.

Within Sosúa, buyers concentrate in El Batey for walkability, the gated communities such as Residencial Hispaniola for pool villas with security, Playa Chiquita for calm water, and the coast road toward Cabarete.

What sells most?

Three-bedroom villas with private pools in the $220,000–$399,000 band: 55% of tracked 2025 foreign-buyer closings fell in that price range.

The configuration suits the widest range of buyers and guests — families, two couples travelling together, retirees with visiting family — which is why it is both the strongest mid-band letting category and the deepest resale pool.

Oceanfront and walk-to-beach condos are the other strong segment, preferred by couples, snowbirds and remote workers who want a lock-up-and-leave home near the sand.

What does property cost?

On completed North Coast transactions: non-oceanfront condos from $120,000, oceanfront condos from $150,000, non-oceanfront villas from $200,000 to $600,000, and oceanfront villas from $550,000.

Garden condos in Sosúa start from about $120,000, well below what many buyers expect for the North Coast. Hillside ocean-view lots on the Sosúa–Cabarete corridor sell at $60 to $100 per square metre.

Price within those ranges depends on the area — El Batey commands a premium for walkability — on distance to the beach, and on the community. Comparable closings in the specific community are the reference for any offer.

Is the market growing?

Yes. Blue Sail Realty's tracked foreign-buyer closings rose 9% year on year in the first quarter of 2026 and 12% in the second, as cited by Dominican Today in August 2026.

Several forces support it: record stay-over tourism, with national arrivals in the first half of 2026 at 6,616,671, 59.5% above 2019; Puerto Plata's cruise growth, with more than 2.2 million passengers in 2025; and the 2026 tax reform that set capital gains on property at a flat 10%.

Growth in closings, rather than just in asking prices, is the measure that matters, because it shows buyers completing purchases.

Does Sosúa let well?

Yes. Net yields on the North Coast have been independently corroborated at 6.5% to 8.1%.

The strongest letting configurations in Sosúa are walk-to-beach condos in El Batey, which suit couples and short stays, and three-bedroom pool villas in the gated communities, which suit families and groups.

Blue Sail Realty's in-house management team handles the rental side in full — weekly checks, rent collection, maintenance oversight, guest turnover and listings — so owners abroad can let without managing day to day.

Who buys in Sosúa?

North American and European retirees and snowbirds, remote workers, families relocating, and investors letting to all of them.

Sosúa's walkability makes car-free living realistic in El Batey and Residencial Hispaniola, which appeals strongly to retirees and snowbirds. Remote workers value the fibre and Starlink options and the short drive to Cabarete's coworking.

Cabarete, five minutes east, is generally the more family-oriented of the two towns, while Sosúa offers the calm swimming bay and considerably more nightlife.

What does buying cost?

4% of the price — a 3% transfer tax plus a 1% legal fee covering notary, filing, title transfer and contracts, which Blue Sail Realty covers at closing.

Annual property tax applies at 1% only on appraised value above roughly US$182,000, so many Sosúa condos owe nothing. Under CONFOTUR, the transfer tax and annual tax are waived for the remaining exemption period.

Foreign buyers hold full freehold title on the same terms as Dominicans, and purchases can be completed remotely by apostilled power of attorney.

Why buy Sosúa with Blue Sail Realty?

Because Blue Sail Realty has worked the North Coast since 2006 from its office in Cabarete, five minutes from Sosúa, and its tracked closing data underpins the market figures cited by Dominican Today.

Every property is pre-screened before it reaches a buyer: title ready and clear to transfer, functioning community governance, a well-managed fee, and a sound location. The buyer's own independent attorney verifies the purchase, and Blue Sail Realty covers the legal fee at closing.
