Being physically on this coast is the point. The judgements that matter — which community associations function, which streets flood, which buildings have salt problems, which sellers are realistic — can't be made from another country.

Which areas do you cover?

The North Coast in depth: Puerto Plata, Costambar, Cofresí, Playa Dorada, Sosúa, the Playa Encuentro corridor including Perla Marina and Costa Azul, Cabarete, and east to Río San Juan and Cabrera.

Beyond the North Coast we work in Las Terrenas and the Samaná peninsula, Punta Cana and Bávaro, Santo Domingo, and the wider Caribbean.

If I want to buy outside the North Coast, do you hand me to someone else?

No. Blue Sail handles requirements across the Dominican Republic and the Caribbean directly. You keep the same broker, the same standards and the same process wherever the property is.

This matters because a buyer's brief often moves. Someone arriving set on Cabarete may conclude that Las Terrenas suits them better, or that Punta Cana's airline connectivity matters more than they thought. That shouldn't mean starting over with a stranger.

What are the four main markets, in short?

The North Coast combines a year-round visitor economy with the widest range of gated communities and the best value per square metre in the country's established markets. Las Terrenas on the Samaná peninsula is smaller, more European in character, with dramatic coastline. Punta Cana has the country's strongest airline connectivity and a resort-led market. Santo Domingo is the capital: urban, year-round, and a different proposition entirely.

How far is the North Coast from an international airport?

Puerto Plata International (POP) is roughly twenty-five minutes from Cabarete and ten from Sosúa, with direct service from a long list of North American and European cities.

Short transfer times affect more than convenience. They influence rental occupancy, how often an owner actually uses the property, and how easily a remote owner can deal with something in person when they need to.

Do you cover Cabarete and Sosúa differently?

They're about five minutes apart and we work both fully, but they are genuinely different towns. Cabarete is the more family-friendly of the two with a beach-town character and a year-round watersports economy. Sosúa has the calmer swimming beach and considerably more nightlife, along with the deepest professional services on the coast — hospitals, international schools, law and accountancy firms.

Most buyers looking at one should see both before deciding.

Can you work with me if I'm not in the country?

Yes, and most of our buyers start that way. Live video walkthroughs with an agent on site, written notes and comparable sales, and a purchase executed by apostilled power of attorney if you can't travel. Buyers come to us principally from Canada, the United States and Europe.

Do you manage property in all these areas?

Management is fullest across the North Coast, from Puerto Plata through to Cabrera. Las Terrenas and Punta Cana are covered by arrangement. Tell us where the property is and we'll say straight away whether we can manage it well.

Smaller, more European in character, with dramatic coastline and a strong French and Italian resident community. A different market from the North Coast rather than a cheaper version of it.

Punta Cana & Bávaro

The country's strongest airline connectivity and a resort-led market, with the largest master-planned communities. Suits buyers prioritising ease of access and rental infrastructure.

Santo Domingo

The capital. Urban, year-round, and driven by domestic demand rather than tourism — a genuinely different asset class.

Why a local office decides the outcome

Almost everything that goes wrong in a Caribbean purchase is local knowledge that wasn't applied.

Which community associations actually hold annual meetings and put decisions to an owner vote. Which have reserves and which are running month to month. Which streets on the corridor take water in November. Which beachfront buildings have salt problems behind recent paint. Which developers have delivered on time and which have a phase that's been "nearly finished" for two years. Which sellers have already declined a number close to the one you're considering.

None of that appears in a listing, and none of it can be assessed remotely. It's the reason we screen against four standards before a property reaches a client: title ready and clear to transfer, a functioning community association, reasonable and well-managed fees, and an area we consider good and safe.

Working with buyers abroad

Most of our clients are outside the Dominican Republic when they begin. That shapes how we operate rather than limiting it.

Properties are shown on live video walkthroughs with an agent on site and the camera under your direction. You receive the recording, written notes and comparable sales. Where you buy without travelling, an apostilled power of attorney — drafted here to match exactly what the registry accepts — allows your representative to execute the deed.
