Sosúa combines a walkable town, a calm swimming bay and a ring of gated communities where most of its villas and houses sit. Here's the real picture for a buyer who wants a home rather than a condo: the communities, what homes sell for, what buyers choose, how homes let, and how to buy.

Quick Answers

Where are Sosúa's homes?

Mainly in gated communities: Residencial Hispaniola, walkable to town and the beach; Sosúa Ocean Village, a family resort-style community with water parks and clubhouses; and the communities on the road toward Cabarete.

Houses also sit in Los Charamicos, the traditional Dominican neighbourhood across the bay, and on the hills with ocean views.

Each offers a different balance of walkability, amenities, security and price.

What does a home in Sosúa sell for?

On completed North Coast transactions, non-oceanfront villas sell from $200,000 to $600,000 and oceanfront villas from $550,000, with hillside lots for building at $60 to $100 per square metre.

The busiest band is $220,000 to $399,000: 55% of approximately 2,050 tracked foreign-buyer closings in Puerto Plata province in 2025 fell in it, mostly three-bedroom villas with pools (Dominican Today, August 2026).

Comparable closings in the specific community are the reference for any offer.

Which home sells best?

A three-bedroom villa with a private pool in a gated community — the configuration with the deepest buyer pool and the strongest mid-band letting.

It suits families, couples travelling together and retirees with visiting family.

Single-level villas are especially popular with retirees and snowbirds.

Is the Sosúa market growing?

Yes. Sosúa sits in the Costambar–Cabarete corridor, where 68% to 72% of tracked North Coast foreign-buyer closings happen, and those closings rose 9% year on year in Q1 2026 and 12% in Q2.

Nationally, foreign direct investment in real estate reached US$915.2 million in 2025, up 14.6% (Banco Central / ONE).

Second-home mortgages grew 29.5% in 2025, the fastest-growing mortgage segment.

Can I walk to town from a Sosúa home?

From Residencial Hispaniola, yes — town and Sosúa Beach are on foot, and the community has 24-hour power.

Communities further toward Cabarete and on the hills need a car.

El Batey, Sosúa's walkable centre, is mostly condos.

Will a Sosúa home let well?

Yes. Villas with pools let to families and groups, and North Coast net yields have been independently corroborated at 6.5% to 8.1%.

Sosúa Ocean Village's water parks and pools make it especially popular with families, while walk-to-town Hispaniola suits couples and snowbirds.

Blue Sail Realty's in-house management team handles the rental side in full.

What does buying cost?

4% of the price — a 3% transfer tax plus a 1% legal fee that Blue Sail Realty covers at closing.

Annual property tax applies at 1% only above about US$182,000 in appraised value; insurance runs at around 0.8% a year; and gated communities charge a community fee.

Foreign buyers hold full freehold title on the same terms as Dominicans.

What should I check on a Sosúa home?

Title with completed deslinde, the community's governance, fee history and reserve, the home's structure and coastal specification, backup power and water, and the letting rules.

Blue Sail Realty's pre-listing screen excludes property without clear title, functioning governance or well-managed fees.

Your own attorney verifies the purchase.

How far is everything?

Puerto Plata International Airport is about 20 minutes away, Cabarete about 5, and Puerto Plata city about 20.

Puerto Plata's airport received 274,021 non-resident arrivals in January–July 2026 (Banco Central).

Sosúa's clinics, supermarkets and banks are in town.

Why buy a Sosúa home with Blue Sail Realty?

Because Blue Sail Realty is based five minutes away in Cabarete, has worked the Sosúa–Cabarete coast since 2006, and its tracked closing data underpins the corridor figures cited by Dominican Today.

Every home is pre-screened, priced from sold data, and bought with your own independent attorney, with your legal fee covered at closing.
