Searching for property for sale in the Dominican Republic turns up condos, villas, townhouses, land, pre-construction projects and small hotels side by side. Each is a different purchase. Here's the real picture: what each type costs on verified sales data, what owning it involves, the checks it needs, and who each suits.

Quick Answers

What types of property can I buy?

Condominiums, villas and houses, townhouses, building land and larger rural land, pre-construction units, and income property such as guesthouses and small hotels.

Foreign buyers can own every type on the same freehold terms as Dominican nationals, with no residency required.

The right type depends on budget, how you will use the property, and how much maintenance you want to take on.

What does each type cost?

On completed North Coast transactions: condos from $120,000, oceanfront condos from $150,000, non-oceanfront villas from $200,000 to $600,000, oceanfront villas from $550,000 to $7 million, and hillside lots at $60 to $100 per square metre.

The deepest buying is in villas between $220,000 and $399,000: 55% of approximately 2,050 tracked foreign-buyer closings in Puerto Plata province in 2025 fell in that band (Dominican Today, August 2026).

Building a 250 m² mid-range villa costs about $275,000 to $400,000 on top of the land.

Which is best for an investor?

For income and resale together, a three-bedroom villa with a pool in the most active band, or an oceanfront or near-beach condo, which lets most consistently.

North Coast net yields have been independently corroborated at 6.5% to 8.1%, and national gross yields rose to 7.78% in Q3 2025 (Global Property Guide).

Buying where completed sales concentrate protects resale.

Which is best for lock-up-and-leave ownership?

A condominium. The community maintains the building, roof, pool and grounds through the fee, and many condos sit below the annual property tax threshold of about US$182,000.

A $150,000 oceanfront condo costs roughly $64,000 to own over ten years all-in, under the ten-year cost model.

Villas give more space and privacy but need management when the owner is away.

What about land?

Land suits buyers who want to build: hillside ocean-view lots on the North Coast sell at $60 to $100 per square metre, and land is measured in tareas of 628.86 m².

The checks are specific: a registered title with completed deslinde, not an agrarian-reform parcel, registered access, water and power, and the environmental position.

Construction runs from about $580 to over $3,000 per square metre depending on specification.

Is pre-construction a good idea?

It can be, with the right protections: the developer's completed projects, payments into a trust or escrow account, CONFOTUR verified for the phase, and specification and delivery dates in the contract.

Pre-construction usually offers a lower entry price and modern specification, in exchange for timeline risk.

Money never goes to an individual's account.

What about income property?

Guesthouses, small hotels and apartment blocks are bought as both property and business, with accounts, bookings, staff and permits checked as carefully as title.

Approved tourism projects can qualify for CONFOTUR incentives, and guest bills carry 18% ITBIS plus a 10% legal service charge distributed to staff.

Value rests on verified operating results and comparable property sales.

What does buying any property cost?

4% of the price — a 3% transfer tax plus a 1% legal fee that Blue Sail Realty covers at closing — or about 1% under CONFOTUR.

Annual property tax applies at 1% only above RD$10,695,494 for 2026 (about US$182,000), on combined holdings; capital gains are a flat 10%.

The process is the same for every type: verified title, promesa de venta, acto de venta, transfer tax, registration.

Is the market healthy?

Yes. Foreign direct investment in Dominican real estate reached US$915.2 million in 2025, up 14.6%, home-purchase lending rose 11.9% to RD$471,940.4 million in March 2026, and second-home mortgages grew 29.5% in 2025.

Mortgages carry the banking system's lowest delinquency rate, reported at 0.73%.

On the North Coast, tracked foreign-buyer closings rose 9% in Q1 2026 and 12% in Q2.

How does Blue Sail Realty help me choose?

By pre-screening every property, pricing from sold data, and matching the property type to how you will actually use it.

Blue Sail Realty will not list property without title ready and clear to transfer, in communities without functioning governance, or with badly managed fees, and it covers your legal fee at closing.

It has worked the North Coast since 2006 and covers the whole of the Dominican Republic and the Caribbean.

Questions worth asking about any property for sale:

  • "Which type fits how I will use it?"
  • "What did comparable property actually sell for?"
  • "Is the title registered with completed deslinde?"
  • "For pre-construction, where do my payments go?"
  • "What will it cost to hold each year?"
