Most international buyers on the North Coast make exactly one trip before they own, and the purchases that run smoothly are the ones where that trip was structured rather than improvised. Here's the real picture: what is settled before you land, what a curated viewing day covers, and how the transaction completes after you fly home.

Quick Answers

Can I buy Dominican property in one trip?

Yes. The One-Trip pathway is built so that the visit is for viewing and deciding, and everything else — screening beforehand, transaction and registration afterward — happens without you in the country.

Many of our owners have made one trip. Some have made none.

What is settled before I land?

The brief, the pre-screened shortlist with sold-price context and community fee history attached, and the attorney recommendation.

By the time you arrive, the properties on your list have already passed the pre-listing screen — title ready and clear to transfer, functioning owner governance, a well-managed community fee, and an area meeting our standards.

What does the trip itself cover?

Complimentary airport pickup, curated viewing days across the shortlist with a licensed agent, and time with the areas at the hours you would actually use them.

Viewing days are sequenced by area so a buyer sees Cabarete, Sosúa and the corridor in a logical order rather than criss-crossing the coast.

How long does the trip need to be?

Three to five days is the pattern for most buyers. Enough to see the shortlist properly and to walk the areas in the evening as well as the afternoon.

Buyers who purchase through us receive a complimentary hotel or villa stay of up to two weeks, so a longer visit costs nothing additional.

Do I have to decide before I leave?

No. A buyer can decide during the trip, or after returning home with the shortlist narrowed to one or two properties and the numbers in hand.

The pathway supports both. The offer, contract and closing all work remotely.

What happens after I fly home?

Your own independent attorney verifies title, the promise of sale is prepared, a transaction-limited power of attorney is executed where you are, funds are wired to the account named in the contract, and the transfer is registered.

The Certificado de Título is issued in your name without you returning.

Who handles the property once I own it?

An in-house property management team, if you want it — weekly checks, rent collection and maintenance oversight from the same operation that handled the purchase.

Utilities, community fee registration and IPI registration are set up for you at closing.

Who pays for my attorney?

Blue Sail Realty covers the buyer's legal fees at closing. We recommend one of the top three firms we work with.

The attorney is instructed by you and reports to you.

What does the purchase cost?

4% of the purchase price — a 3% transfer tax plus a 1% legal fee covering notary, filing, title transfer and contracts, the latter covered by us.

Under CONFOTUR the transfer tax is waived. Annual property tax applies at 1% only above roughly US$182,000 in appraised value.

How is this different from just booking viewings?

Everything before and after the trip is done for you, and the properties you see have already been screened.

A buyer booking viewings independently sees whatever is listed. A buyer on the One-Trip pathway sees a shortlist that has already had the problems removed from it.

The Pathway in Three Phases

The structure: Phase one is everything before you land. Phase two is the trip. Phase three is everything after you fly home. The trip is for viewing and deciding; the rest is handled.

Phase One: Before You Land

1. The brief

Budget, water frontage or land, use or letting, how often you will realistically be here. A buyer visiting twice a year needs different property from one relocating, and the same property is rarely right for both.

2. The pre-screened shortlist

A small number of properties, each with sold-price context rather than asking-price optimism, the DGII appraised value where it bears on your tax position, the community fee with its five-year history, and CONFOTUR status with the remaining exemption term where it applies.

Every property on the list has already passed the pre-listing screen. Nothing without title ready and clear to transfer. Nothing in a community without functioning owner governance. Nothing with a high and badly managed community fee. Nothing in an area failing our practical standards. The shortlist is short because things have already been eliminated.

3. The attorney

We recommend one of the top three firms we work with — established Dominican practices with a record on foreign-buyer title work, deslinde verification and remote closings. You instruct them; they report to you; we cover the fee at closing.

4. The viewing plan

Viewing days sequenced by area, with the shortlist grouped so a buyer sees the corridor logically. Cabarete Bay, Kite Beach and Encuentro on one day; Perla Marina, Sea Horse Ranch and the hills on another; Sosúa and Costambar on a third, depending on where the shortlist sits.

Phase Two: The Trip

1. Arrival

Complimentary airport pickup at Puerto Plata International, twenty-five minutes from Cabarete. Buyers who purchase through us receive a hotel or villa stay of up to two weeks.

2. Curated viewing days

A licensed agent walks each property with you. The agent has the sold-price context, the fee history and the title position for every property on the list, and answers the specific questions — what the window seals are like, what the community's reserve holds, what comparable property actually closed at — rather than reading from a listing.

3. The areas at the right hours

Viewing days are structured so a buyer sees each area in the afternoon and, where it matters, walks it in the evening. Cabarete's bay in the afternoon wind and again at dinner. Sosúa's beach in the morning. The hills above town at the hour the trade wind picks up.

4. The decision

Some buyers decide on the trip. Others narrow to one or two and decide from home with the numbers in front of them. Both work, because nothing in the transaction requires the buyer to be present.

Phase Three: After You Fly Home

1. Title verification by your attorney

A registered Certificado de Título, a completed deslinde, the registered owner of record being the party selling, no charges outstanding, and a current Certificación de Estado Jurídico del Inmueble. Your attorney also reads the community's meeting minutes and budgets alongside the title file.

2. Promise of sale

The promesa de venta sets price, payment schedule, completion date, inclusions and conditions. Everything agreed on the trip belongs in it, including the banking details for the transfer.

3. Power of attorney

Drafted by your attorney, limited to this transaction, executed where you are before a notary and apostilled. It authorises signature and registration on your behalf. It gives nobody authority over your funds.

4. Funds

Wired from an account in your own name to the account named in the signed contract. Source-of-funds documentation assembled in advance. Any change to payment instructions confirmed by voice on a number you already held.

5. Transfer and registration

The 3% ITBI is paid, the transfer is registered with the Registro de Títulos, and the Certificado de Título is issued in your name. The state's guarantee of registered ownership under Law 108-05 attaches at this point.

6. Handover

Utilities transferred into your name, community fee registration and standing payment, IPI registration where the appraised value exceeds roughly US$182,000. Then property management, if you want it — weekly checks, rent collection and maintenance oversight, in-house.

The mandatory government cost of the purchase is the 3% ITBI transfer tax, set by DGII. Everything in the table sits alongside it at no additional charge.

Who the One-Trip Pathway Suits

Buyers with limited time who want the visit to count. Buyers relocating on a fixed date who need the property secured before they arrive to live. Buyers who want to see the areas in person once before committing, and then have the rest handled.

A buyer who wants to visit several times before deciding can — the pathway simply means they do not have to. And a buyer who cannot travel at all uses the Remote Buyer Path, which is the same structure without phase two.
